This sale was difficult in many respects: elderly seller on verge of foreclosure' the adult child of the seller who normally handles business for the seller was out of the country for a long period; the adult child of the seller who had to handle the dealings with Brian had never met Brian and did not live in town where the sale occurred. Brian was more than patient with the entire process, always being sure to get consensus from all parties as the sale proceeded. There was only one offer and Brian made sure that the sale would proceed and with terms that allowed the seller to break even with the mortgage companies. He kept negotiating with the buyer so that, in the end, the buyer paid what the seller needed to break even, although the buyer certainly did not need to, as at least 3 other units were for sale at the time in the same building. I have worked with Brian with the purchase of my first condo, the sale of said condo, and the purchase of my new home. Brian took the time to get to know me and what I was looking for, rather than pushing his thoughts and ideals upon me. Brian understands that I am a busy professional and don’t have a lot of time to waste on properties that would not be meeting most of my criteria. Brian would preview properties to ensure I would not be wasting my time. He then planned a route that was quick and inclusive of multiple properties. Once at a property, Brian has an excellent knowledge of many of the neighborhoods and the construction materials and methods of the era. He was also able elaborate what kind of repairs and maintenance to expect with different types of homes. I am not an expert when it comes to paperwork. Brian made understanding paperwork easy. He provided excellent advice when it came to selling my condo. He was able to find a price point and suggest negotiations so I could sell my condo, even in a very poor market.
